I'm the Commercial Division Director at Barrett Financial Group. We submitted a complete loan package for a $700K conventional refi — existing CBB customer, 62% LTV, strong borrower with $6.4M in real estate and four operating businesses. Textbook deal.
Eight weeks of unreturned calls, duplicate document requests, and zero communication. Deal declined on a DSCR of 0.6 based on an obvious math error — they used one entity's income against all of the borrower's personal debt, ignoring three other businesses and $300K in rental income. Real DSCR: 1.47x. We showed them the corrected math in writing. They refused to share their spreads and stood behind the bad number.
The branch manager took weeks to return a call and was dismissive. A formal written complaint to five executives including the CEO and President got zero response. Our client has been paying $6,200/mo on an 11.99% bridge loan the entire time because of their incompetence.
Reading Craig Gordon's review above about the Ag department — sounds like the same situation. Avoid.
Cruel is the only word I can use to describe Citizens business bank.. We have done business with them for over 20 years and never missed a payment on our $7.5 million dollar loan, and one day when we took a stand to support our dairymen who are getting taxed a billion dollars that is turned around and given to a select group of dairymen Dairymen who do business with Citizens Business bank, the bank turned on us and demanded payment in full. We sold over 6,500 cow s and laid off over 45 families and the bank would not let us continue to operate they pulled out of our account $220,000, left us nothing on the 1st of the month knowing we had rent checks and health insurance for our workers were going to hit, and they clean out our account and over 20 checks bounced and on top of that they took $180,000 out of my wife's sole and seperate property she got for her inheritance before we were married. She is a grandma that got cleaned out by Citizens bank, so I can tell everybody this bank is cruel and unethical and liars. If you have any stock I would sell it today.
